After a few years of virtually no “development” activity, things are stirring!

Almost all of the traditional “land developers“ are essentially out-of-business.  Where in the past, developers both owned property and executed its development, in this market land will primarily be owned by entities without "in-house" development expertise ---- many will be cash/equity fund “land bankers.”  However, they see the value of taking at least preliminary steps in development "on paper" --- with at least preliminary concept plans, and modifications to entitlements or land use.  

In the prior market, some builders did their own lot development, but in this market are hesitant to add overhead and tie up capital --- "in-house" may not be the answer vs. "out-sourcing" their lot development.

As Vice President of St. Bourke DevelopmentJim Garrigus engaged and directed a National team (including LRK and Applied Ecological Services) to execute the planning, natural resources inventory, design and Master Plan approval for an iconic 1,000-acre mixed-use village in Coastal NC.   Our experience in every phase of development is “wall-to-wall.”  With exponential demand for "out-sourced" development on the horizon, a team of professionals has been formed --- covering all aspects of the development process [market research, acquisition, planning, engineering, construction, political and funding] with over a decade working closely together.   Flexible ---  small or large assignments.

Jim Garrigus has been involved in virtually every element of development of over 15,000 residential lots, and associated commercial parcels ---- representing owners in zoning hearings from Duluth to North Carolina, with involvement in a typical project extending from raw land through Final Plats - - - from 20  to 1,000 acres.  When combined with other team members' experience and relationships in both public and private sectors, development can now move from uncertainty to a very successful and profitable reality.
